Yasuhiro Maruyama, Founder and Chief Executive Officer
A former finance executive across domestic institutional investment, global private equity, and a foreign-affiliated technology company, with hands-on experience spanning both real estate and corporate finance. He brings this cross-disciplinary background to advisory work conducted firmly on the client’s side.
Yasuhiro Maruyama began his career in 2006 in the real estate division of Nippon Life Insurance Company. As an institutional investor, he was responsible for a broad range of real estate operations, including acquisitions and dispositions, leasing, property management, and expropriation and land readjustment matters. During this period, he developed rigorous investment discipline and conservative risk management practices.
In 2007, he moved to Hudson Japan, the asset management arm of Lone Star Funds, a major investment fund based in Dallas, Texas. There he managed asset management and finance functions for a real estate portfolio centered on hotel assets, gaining experience in due diligence, value-add strategy design and execution, and investor and lender relations. Through this role, he mastered global-standard investment management practices.
He subsequently earned an MBA from Alliance Manchester Business School. In 2014, he joined Microsoft Japan, where he worked in FP&A (Financial Planning & Analysis). He later joined a global SaaS company as Executive Officer (Finance & Administration), overseeing the finance and administrative functions of its Japan entity, including the build-out of accounting, tax, labor, and governance frameworks. In this role, he was involved in investment decision-making, cash flow management, and capital-raising strategy for global operations, developing an integrated perspective on growth strategy and financial management within a technology company.
Across more than 20 years spanning three distinct roles — domestic institutional investor, global private equity fund, and global technology company — he has built a distinctive expertise bridging conservative asset management and aggressive growth investment, domestic and international markets, and real estate and corporate finance.
Through this career, he came to recognize that real estate transactions in Japan are often structured to favor sellers and intermediaries. Drawing on both an investor’s quantitative perspective and a practitioner’s ground-level experience, he founded Edo Partners K.K. in 2025 to provide advisory services genuinely aligned with the client’s interests. The firm serves overseas investors, foreign companies, and domestic high-net-worth individuals with real estate investment advisory and Japan market-entry support.
On a personal note, he has firsthand experience acquiring vacant land, building a custom home, and handling the sale and inheritance transfer of family real estate — giving him both an investor’s perspective and a practical homeowner’s perspective.
Fluent in both Japanese and English, he removes language barriers in cross-border transactions, enabling seamless communication among investors, financial institutions, and end users.
