This work sits at the intersection of three very different desks: the real estate division of a domestic life insurer, asset management for a global private equity fund, and finance leadership inside a foreign-owned Japan entity. Across all three, acquisition, holding, disposal, and financing were approached consistently from an investor’s and a management’s perspective.

Inside an operating company, the discipline looked different: budgeting and variance management, building governance for a Japan entity, and — beyond the P&L — shaping office strategy and designing and running a corporate housing program. That experience shaped a way of evaluating real estate that goes beyond the asset itself, weighing HR policy, headquarters reporting, and financial accounting as part of the same decision.

Much of Japan’s real estate market still runs on the seller’s or broker’s terms, and it was this friction that led to founding Edo Partners K.K. — an independent advisory built to separate valuation from execution.
