Our evaluation order is the reverse of what most individual investors look at first.

- Exit (who would buy it in 5–10 years)
- Legal framework (can a foreign individual or entity hold and sell it)
- Location and tenant profile
- Only then, yield and price
What We Do Not Provide
- Sales tied to a specific developer or seller
- Purchase recommendations based on yield alone
- Tax filing, tax planning, or legal opinions (we refer you to specialists)
- Rent collection, deposit handling, subleasing, or post-occupancy building management
- Making the solicitation of small-amount short-term insurance a condition of our evaluation (insurance is a separate contract)

Process
- Confirm your objective (owner-occupier or investor, JPY or foreign currency, holding period)
- Identify the target property or area
- Organize comparable transactions and assumptions
- DCF and sensitivity analysis (vacancy, interest rates, exit cap rate)
- Document the buy / hold / sell options
- If proceeding, execute the offer, contract, and settlement as broker
The initial policy consultation is free. The scope of an evaluation report or ongoing review is agreed individually based on the number of properties and depth required. If you proceed to a purchase, Real Estate Brokerage handles it through the same point of contact.
FAQ
Why do you look carefully at properties with a high apparent yield?
Before the numbers, we look at whether there is a market of buyers under the same conditions. A yield that can’t be sold into isn’t an investment by institutional standards.
What’s the difference between brokerage and advisory?
Brokerage is the work of completing a contract. Advisory evaluates, on the client’s side, whether the contract should be completed at all, before it happens. We can handle both through the same point of contact, but an evaluation may conclude “don’t buy.”
Can I use this service while living overseas?
Yes, we work in both English and Japanese. Acquisition restrictions, financing, and tax matters for foreign individuals and entities require case-by-case confirmation, and tax matters themselves are referred to our partner specialists.
Can you also handle management or subleasing?
No, not currently. We are limited to evaluation and brokerage.
How are fees determined?
Evaluation and policy planning fees are agreed per engagement. If a transaction proceeds, the brokerage fee is explained in advance, within the limits set by the Real Estate Brokerage Act.
